This holiday Weekend Presidents Day February 2012 is shaping up to be a great one.  The snow is starting to fall from the sky for a much needed freshener for the ski trails and mountain resort.

Spoonshine  preforms a little earlier at the Old School House Brewery in Winthrop Washington on Saturday night February 18, 2012 and returns a second night Sunday February 19, 2012.  Music will start at 7:00 pm both nights in Winthrop.

Tommy Simmons will also be at the Old School House Brewery on Friday night February 17, 2012 starting at 7:00 pm again in Winthrop Washington

Methow Valley Market Reports for 2012,  January 2012 Land Sales month in review.  Previously we had the entire activity for both land and homes in Methow Valley, the market reports for just home sales in part 2  and now part 3 is the land sales for Methow Valley real estate based on the data provided by the North West Multiple Listing Service.

Of Note is the third Chart indicating the average sold price is trending up while the average offering price is trending down. Part 2 of 3 blogs for the greatly anticipated Methow Valley Real Estate market reports is here. So how did the Methow Valley homes sell this past January as compared with December and the past 15 months?

2012 is beginning with strengthened market activity compared to a slow December month for home sales in the Methow Valley real estate market.  This just might be a good sign for the rest of the year as both prices and mortgage rates have been trending downwards over the past 4 years.  Nationally some trusted economist are saying we will see real estate prices go flat nationally in 2012.  Could this finally be the bottom of the real estate market?

The long awaited new year statistics are just emerging for our Methow Valley real estate market. These are the all new and improved statistics from NWMLS courtesy of Trendgraphics.

This is one of three emails, this being all the market in Methow Valley as posted in the Northwest Multiple Listing Service, coming soon is Homes and then Land.

Graph 1 shows January pending sales have increased to 11 as compared to Decemember having just 1.

Graph 2 shows January having a decrease in current days on market (CDOM) as compared with last month, and an increase in the ratio of listing price to sale price over the same period.

Graph 3 shows us that the average sold price for both land and homes in Methow Valley is trending up, while the average price of land and homes is trending down.

Perhaps the most dramatic comparison is months of inventory as compared to what has sold depicted in the chart below.

Methow Valley will have two live Blue Grass Bands next weekend and it was not planned. Two different favorite local

 Friday night in Winthrop Washington we have the Black Berry Bushes at the Old School House Brewery. The music starts early at this pub. Starting typically at 7:00 pm and ending at right around 10:30 -11:00 pm. Price is usually free as it is tonight for this talented band.

The following night the Twisp River Pub will sponsor the Hen House Prowlers.  Blue Grass and cross country skiing are just a great combo to guarantee that Winthrop Washington is the happening place to be next weekend. Mazama Washington has been eagerly awaiting snow storms to bring in fresh powder for prime cross country ski conditions. Our wish in beautiful Methow Valley has been answered.

Here is a a market report for all current listings offered in Methow Valley  2012 covering the 19 communities of Winthrop Washington, Winthorp West, Winthrop South, Wolf Creek, Lost River, Mazama, Edelweiss, Rendezvous, East Chewack, West Chewack, East County, Pine Forest, Twin Lakes, Twisp, Twisp South, Twisp River Rd, West County, Carlton and Methow.

Plenty of selection as inventory remains high for 2012.  Of note is that land offerings compromise more than 65% of the entire Methow Valley real estate market while homes represent slightly less than 32% and commercial covers just 4% of total inventory offered.

Commercial real estate for Methow Valley has been a challenge in past years.

Am I dreaming or is the cheif economist for the National Association of Realtors telling us the future looks better for commercial sales?

Sure sounds like better news to me!
